RULES & INFORMATION


1. RESERVATIONS AND DEPOSITS: Reservations may be made between 9:00 A.M. and 5:00 P.M. Monday-Friday by calling (941) 778-2291, by Fax to (941) 778-2294, or e-mail to Rentals@betsyhills.com. A security deposit is required to confirm a reservation and must be received within 7 days of making the reservation. Reservations made one year in advance require a 3 month minimum. There are no weekly rentals during season.

SECURITY DEPOSITS: This deposit will be refunded and mailed to you upon satisfactory inspection of your rental unit, return of all keys, payment of long distance telephone charges, and outstand ing electricity and water charges, where applicable. Please allow up to 30 days.

SALES AND TOURIST TAX: Florida sales tax of 6.5% and Manatee County Tourist tax of 4% is collected on the total rental amount except on rentals of 6 months or more.

BALANCE OF RENT, SECURITY AND SALES TAX: The first month's rent plus 10.5% tax is due 15 days prior to arrival.

USE OF RENTAL PROPERTY: ABSOLUTELY NO HOUSE PARTIES will be allowed. Accommodations are limited to the number shown on your lease. If you have a house party or overcrowd a house, you will be asked to leave immediately with NO REFUND.

CANCELLATION POLICY: In case of cancellation 60 days or more prior to arrival date, the deposit will be returned less a 25% cancellation fee. If a cancellation is less than 60 days prior to arrival date, no refund will be made unless rental unit is re-rented for lease period.

* CREDIT CARDS ARE NOT ACCEPTED. Payment may be made by personal check, traveler's check, bank check, money order, cash, or wire transfer. Please ask for wire instructions.

2. PETS: No pets are allowed in any property unless special permission is granted. A $200 pet deposit will be collected if permission is granted and pets are brought. The non-refunded deposit will be mailed to you MINUS the standard flea spray and carpet cleanup. Dogs are NOT allowed on the beaches.

3. SMOKING: Smoking is not allowed in any property unless special permission is granted. Please use outside decks or patios.

4. CHECK-IN TIME IS 2:00 P.M. TO 5:00 P.M. If you plan to arrive later than 5:00 P.M., permission must be given in ADVANCE so that we can make arrangements for your late arrival.

CHECK-OUT TIME IS 10:00 A.M. All keys must be returned to the OFFICE and any breakage or damage reported during your stay or at departure, so we can insure all items are replaced for future tenants.

5. EQUIPMENT: All properties are furnished for light housekeeping with dishes, cookware, glassware, flatware, and linens. Small appliances will vary from house to house.

6. LINENS AND CLEANING: All linens are provided, except as noted. Cleaning fees are included in all rental rates, unless specified.

7. TELEPHONES AND CABLE T.V. All properties are furnished with telephones and cable T.V. The telephone number will be shown in the rental agreement. Most properties have a long distance phone block -you will need to charge your calls to a credit card or calling card. If there is no phone block, all long distance calls will be deducted from the security deposit.
